Theo Sunset Bay Holiday Village is ideally situated between the vibrant Paphos Harbour and the beautiful Coral Bay, offering guests the perfect blend of relaxation and adventure. This family-run hotel is just 150 meters from a sandy beach, making it an ideal spot for sunbathing and swimming.
A quick 10-minute drive will take you to Paphos, a bustling town known for its markets, shopping, and entertainment options. Whether you're in the mood for a day of sightseeing or a night out, Paphos has something for everyone.
The hotel boasts a range of facilities to ensure a comfortable and enjoyable stay. Guests can unwind in the infinity pool with hydromassage facilities or relax in the health club, which features a heated indoor pool, and sauna. For dining, the restaurants serves local specialties and international cuisine, while the Café & Pool Bar offers a wide selection of cocktails and light snacks.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
Title: Amazing food and staff, but rooms need serious attention
I stayed at the Theo Sunset Bay Hotel with a friend from 17–24 August 2026, and I have mixed feelings — some things were excellent, others were very disappointing.
The food was absolutely amazing. Every night there was something different, always fresh, and with plenty of variety. You will never leave hungry — honestly, it was one of the best parts of the stay.
The lobby staff were fantastic — always polite, always helpful, and ready to answer any questions at any time. They really made us feel welcome.
The pool area was kept very clean. There was a lady constantly walking around collecting empty glasses and towels, which made the atmosphere relaxing and tidy.
However, the room was a big letdown. We had nowhere to sit except the bed or a tiny stool — no chair, no proper seating area. That means if you’ve just had a shower, you have to sit on the bed, which isn’t ideal. The toilet didn’t drain properly at all, and the bathroom was old with yellow stains. When you took a shower, the water didn’t drain well, so you ended up standing in a mini swimming pool in the bathroom. We complained, but the staff couldn’t fix it — I believe the whole system needs renovation.
Cleaning was also very poor. It felt like they spent only 10 minutes per room — just changing the beds and towels, with maybe 30 seconds of mopping. That’s not enough for a week-long stay.
One more thing: if you advertise a pool as "adults only," please enforce it. We chose this hotel partly to relax away from children, but kids were constantly in the adults-only pool, shouting and splashing. That really defeated the purpose.
Overall — great food and friendly staff, but the rooms and cleaning let it down. Would I return? Only if they renovate and fix the bathroom issues.
We loved absolutely everything: the panoramic view, the breathtaking sunsets, and the staff who were so polite, kind, and truly went above and beyond to assist with everything we needed. The food was great, the pool was refreshing, and we can’t wait to come back! A special thank you to Alex from the dining room, who was absolutely amazing and took such wonderful care of me and my family, making sure our meals were always taken care of. We truly appreciate it!
I don’t usually write reviews but felt I needed to on this occasion…On 1st impressions the hotel is beautiful with a gorgeous view of the bay… We paid for extra for a room upgrade to a suite, the room that we were given was very dated and definitely wasn’t what you would class as a suite, we complained to reception who offered to exchange for smaller rooms but offered no refund for the upgrade we had paid for…. Sun loungers are claimed with towels before breakfast even starts with no one in sight using them for hours, this should not be allowed, I can only compare it to a 3 star holiday in Spain were they compete for a sun bed everyday, it is not something you expect to see in a Cyprus hotel. The food is mediocre and VERY repetitive with undercooked chicken served on a few occasions. The life guard at the top pool is very unprofessional! (Wears the same red shorts with bra top every single day, short hair), She was going out of her way to cause problems with guests, was seen arguing with guests, telling children off for having fun, telling them she would have them kicked out of the hotel like she owns it! We have stayed at many hotels and have never experienced such a vile individual, she has no customer service skills at all, she spent most of the time looking at her phone or reading her book when she wasn’t creating problems! The other lifeguards on duty were great. Rooms were cleaned to a good standard. Entertainment is quite poor compared to other hotels I’ve stayed at in Paphos. All in all I wouldn’t stay in this hotel again which is a shame because the view is lovely.
We have just got back from a 10 day break to theo sunset bay. This is one of many holidays we've had here and yet again it has not disappointed. Since our last visit the hotel has been extended but the personal ,friendly service and food quality has not suffered at all. Krasimira and Zoe in the main bar were wonderful,friendly and attentive. Andreas in the new pool bar again was wonderful and all worked so hard. Thankyou all for a fantastic stay.
The hotel advertises adults pool. We were at the hotel last week and the adults swimming pool was overcrowded with infants and kids. The life guard is ignoring the whole situation and we are very disappointed because adults pool was one of the reason that we booked this hotel.
