The Kanda Pool Villas was our first stop in Koh Samui. We booked this suite through Agoda, and it looked beautiful! We were looking for something relaxing with a view, a wonderful pool, and a huge bathtub! When we arrived from the airport, we were told that the Infiniti pool was not full due to water consumption issues. We were guided to an app to connect with staff as they all carry phones and we were also guided to a QR code to attach to Wi-Fi once we got to our room. So once we arrived to our room, the Wi-Fi app didn’t work so we just used our own data plan from home. The pool is not an infinity pool but just a normal pool that was about 3/4 full. The water was nice and warm, but the pool had not been cleaned of debris and flowers so we picked them out ourselves and put them on the side of the pool. The kitchen was stocked with water and ice, which was a nice touch as well as tea and coffee. There is a microwave and a propane stove top with an oven. We didn’t have a great sleep as the pillows are quite hard and big…too big to lay on so our necks were kinked after a lot of tossing and turning overnight trying to get comfortable. I planned on having a nice bath the next morning when we woke up as well to help my neck, however at 8am we got a message through the app saying that they have to turn the water off due to water issues. So by 8 AM the water was turned off, the toilet wouldn’t flush so we got pots of water from the pool to fill the toilet to go to the bathroom. Having the water off, obviously also meant no tub and no shower either! We paid about $180 Canadian for this room and are heavily disappointed! I think this could be a great space and maybe this is a bit of a one off however the building itself is older and rundown in spots. The balcony deck off the room has some really soft boards as well, so we were careful where we sat or stood on the deck. The other thing that we found that was a bit disappointing was when we arrived we wanted to know how to get to the beach and the owner or manager said they generally deter people from going to the beach because of the rocky terrain, but we could go next-door to the Hyatt and use that beach. We did find our way to the beach in the morning, after breakfast. We were the only people in the whole breakfast bar. The breakfast was quite basic. In the morning when we got up and got packed to leave, the water came back on at 12 PM. I was really irritated at this point because we were ready to leave. I spoke to the manager Bruce on the way out who apologized but did nothing about offering to reimburse for anything. I was very polite and said even 40 or $50 off would be great and he said he would email back but four days later I’ve still heard nothing. I will be writing Agoda to complain as well. What people need to know is that these are the “Kanda Residences” and owned and individually rented out with a management company, poorly caring for them. Once we arrive, we were also told that they are trying to do renovations. This will not likely be comfortable for anybody staying, especially if they’re having to turn water on and off on a regular basis. The only thing that we really liked here honestly was the privacy. Sadly, I would not recommend this to anybody and heavily stress not to rent or stay here. The location is also about a 15 minute walk to a 711, tops and Big C on a super narrow windy road.
We have stayed here many times and originally this was an incredible hotel. The last time we visited it was under new ownership/management and to be honest / heartbreaking. The rooms were dusty/moulding and some lighting power didn’t work. There was no one at reception the night we arrived - a cleaner let us into our room (which was full of problems) and after long travel one child ended up with asthma from the stuffy mouldy air in the villa. Was so bad that we took a walk on the beach the next morning - saw a hotel further up and asked if they had a room - we moved. Kanda has incredible villas and was once a beautiful property, excellent staff and restaurant. It felt run down, unstaffed and more like a p poorly maintained b&b. Heartbreaking ad our previous visits in earlier years had been 5star!
All third party travel sites should consider removing Kanda Koh Samui from their roster. We prepared a 12/31/25 stay here. Upon arrival we learned quickly that the property has been neglected. Trash piled up near entrance, staffer told us that the pool was being filled in our villa before we could see it. That was a lie. Pool was not filled for our villa. In fact, once we checked in we found the pool with about four inches of water, a leaking toilet, a leak around a sink while the same sink did not drain. Two AC units not working well and no light in a shower. Bad all around. We requested a refund through Expedia and shared some photos of the condition of the property with Expedia. Refunded immediately. If it hadn’t been for Expedia responsiveness and some quick foot work on my part we would have spent our New Year’s Eve in this place. I expressed to the lead staffer, Bruce, and Expedia that the false advertising done by Kanda should cease before someone takes legal action-if it hasn’t begun already. I recommend that you steer way clear of this property. Koh Samui has significantly better options for you.
The condition of this hotel are not 5 stars. Fault advertisement do not believe the photos from the theirs website. The room condition is terrible. Don't give refund even thought they did faulty advertise. They are like a scam! Cos they know that the hotel should not be operating in this current conditions.
Thoroughly disappointing holiday experience. It was basically timeshare villas where massive renovation was required, we would not call it a hotel complex in any way. The whole place had rubbish piled up and communal areas were either in a state of dis-repair or closed. Bears absolutely no resemblance to the photos on the website.
On arrival the communal reception area had no lights, was filthy with empty fish ponds and ripped furniture and no complementary drink on arrival. As soon as we saw that we knew what the experience would be like.
Door locks didn't work, curtains ripped, frayed towels, blocked sink, kitchen units rotten, leaking air con unit, tiny unkempt beach with no beach furniture, no cushions on the pool furniture, main bar / restaurant shut, breakfast buffet (if you can call it that) very underwhelming.
