This recently constructed, family-friendly beach apartment hotel is ideal for families and groups of friends that are looking for independent living away from the constraints of the standard venues. It is perfectly located in Playa del Carmen on the Riviera Maya. Guests can experience first-hand the charming restaurants, shops, bars, nightspots and attractions of central Playa del Carmen, which can be reached for less than a 10 minute drive. The establishment offers spacious suites which are decorated with great attention to detail and style, and come with all the amenities needed for a comfortable stay. When it comes to relaxing, guests will be spoiled for choice, as they can have their pick between the 3 outdoor swimming pools or why not just unwind in the hot tub. If some pampering is needed, a massages or a spa treatment may do.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
Wonderful Thai restaurant and exceptional service! We had a fantastic experience at the Thai restaurant at The Fives Beach Hotel. The food was absolutely delicious, beautifully presented and full of authentic flavours. A special thank you to Bernardo, who made our evening even more enjoyable. He was extremely friendly, attentive and professional, always making sure that everything was perfect. His warm smile and excellent service really stood out and made us feel very welcome. Thank you, Bernardo, for making our dinner so special! You are a real asset to the hotel. We would definitely come back and highly recommend this restaurant! ❤️
Eight Employees, Zero Initiative
What happened to this place?
This used to be one of our favorite hotels. Now it feels like a dirty dumpster with a beautiful lobby.
Garbage is everywhere. Dirty laundry sits in guest areas for hours. At any given time you'll find six to eight employees standing around chatting, laughing, or on their phones while the property continues to get dirtier.
When we pointed out the garbage, we were told, "That's somebody else's job."
Apparently, picking up trash is beneath everyone. Funny, because keeping the hotel clean seems like it should be everyone's job.
The food is still excellent, which makes it even sadder because the kitchen is carrying the entire hotel on its back.
Management seriously needs to rethink its priorities. Guests don't pay resort prices to vacation in the middle of garbage and laundry carts.
To make matters worse, because we booked three rooms, the charges exceeded my card's limit, so I split the payment between two cards. Instead of handling the situation with professionalism, I was escorted by security to the lobby to make the payment, as though I were trying to avoid paying. Not a single dollar was overdue at that moment. We simply needed to split the transaction.
Yet here we are, more than two weeks later, and the hotel is still holding the money from all three room "security deposits." They weren't authorization holds. They were processed as full charges. We were told it could take up to two weeks for the refund to appear on our cards. That's misleading. If you haven't actually processed the refund, the bank isn't the problem.
It's hard not to wonder whether the hotel's financial situation is so bad that it needs to hang on to guests' money for weeks. That's certainly the impression it leaves.
This hotel didn't just lose its sparkle. It lost its standards. We won't be back.
We have recently returned from a wonderful stay at The Fives Beach Hotel, and overall, it was a fantastic holiday experience.
All of the staff were extremely friendly, helpful and welcoming, making us feel like valued guests throughout our stay.
We stayed in a two-bedroom apartment, which was perfect for our teenage children as they had their own bedroom, bathroom and balcony. The accommodation worked really well for our family.
The swimming pools and surrounding areas were cleaned early every morning, and the overall presentation of the hotel and grounds was fantastic.
I would like to give a special thank you to Head Chef Felipe, who was incredibly helpful in ensuring our son’s food allergies were properly catered for. His care and attention gave us great peace of mind throughout our stay.
A special mention also to Alejandro and Carlos from Guest Services, who were always available to help and answer any questions we had. Their friendly and professional approach was greatly appreciated.
Also, thank you to Alberto for his daily boost of energy and enthusiasm, as he hosted sports events and aqua aerobics around the resort.
The food across the restaurants was superb, with Koh Thai being our family favourite. The team there were fantastic and the food was excellent.
Overall, we had a wonderful holiday and would happily recommend The Fives Beach Hotel. Thank you to the whole team for making our stay so enjoyable! 😊

If you’ve booked The Fives Beach Hotel & Residences and have been worrying after reading some negative reviews, don’t panic — this place is genuinely fantastic. Here’s an honest breakdown of our two‑week stay.
THE Resort The resort is absolutely stunning. It’s beautifully maintained, spotless, and full of character. The jungle pathways and cenote areas are packed with spider monkeys, coatis and other wildlife, making every walk back to your room feel special. A real highlight of the property.
THE Rooms We were a family of four travelling with our teenage son and his girlfriend, staying in a 2‑bedroom penthouse (Room 1532).
After a long flight from Gatwick you naturally spot the negatives first: the lift was out of order, but luggage was delivered and we didn’t need it day‑to‑day. The rooms are very clean, though a few areas show some wear.
Once settled, the space was excellent. Our side had a kitchen, dining area, lounge, long balcony, super‑king bed, and a large bathroom with separate shower and toilet. The kids’ adjoining room mirrored the layout with their own super‑king bed, slightly smaller bathroom, and another balcony. After a proper sleep, we really appreciated how much room we had — perfect for families or groups.
THE Pools We tried most pools but chose to base ourselves at the main beach area. There were always plenty of sunbeds, even arriving after breakfast. People do reserve beds despite the signs, but it never caused us an issue. The beach breeze was a blessing in 32°C heat. The long pool behind Villas 1–10 is great for quiet swims or doing lengths.
THE Weather Two weeks of perfect sunshine, with only one hour of rain. UV is extremely high — we didn’t go below SPF 30.
THE Restaurants I’d read lots of negative reviews about queues, but honestly, it was fine. Most evenings we aimed for 8–8:30pm. I’d head down slightly ahead of the others, put our name on the waitlist, and we were usually seated within 30 minutes — just enough time for a pre‑dinner drink and a bit of entertainment.
Natura (adults‑only) was excellent for lunch, and our nearly‑18s were allowed in. We ate at every restaurant and had good meals throughout. We also dined at The Beach next door, which was genuinely Michelin‑level quality.
THE Entertainment Held in the central plaza. We only caught bits before or after dinner, but everything looked well organised, lively, and enjoyable.
THE Ambassadors Engage with your ambassador — they’re incredibly helpful for excursions and general support. A big thank you to Carlos and Luis who looked after us brilliantly.
THE Excursions We did three — all superb.
THE Verdict Ignore the panic‑inducing negative reviews — The Fives delivers a fantastic holiday. Beautiful grounds, great food, friendly staff, amazing wildlife, and unforgettable excursions. If you’re heading here, you’re in for a brilliant stay.
