Opened in 2009, the exclusive hotel Mardan Palace sets the tone for top-class luxury accommodation on the Turkish Riviera. It is located on a private beach in the renowned destination of Lara, just a short drive away from the centre of Antalya and the international airport. Disappointing experience; far below 5-star standards

We recently stayed here expecting a seamless 5-star luxury experience. Having previously stayed at other resorts in Turkey—such as Liberty Fabay, which was vastly superior in both service and facilities—we were deeply disappointed. While this resort may look palatial and impressive at first glance, it simply does not live up to it at all once you are there.

The Positives To be fair, there were several things we enjoyed. The main pool is fantastic and very large, meaning we never struggled to get sunbeds and there was always plenty of space; nothing ever felt crowded. If you do not have dietary allergies, the main buffet is also very large with great food options. The À la Carte restaurants offered excellent, attentive service (though it's worth noting these are not included and come at an extra cost). The Mykonos Bar & Grill served fantastic pizza, the evening shows were entertaining, and the general quality of the drinks was good. The kids also loved the arcade, which was fantastic as all the games were free.

Allergy Management & Dining (1/5) Despite the main buffet being great for most, managing our daughter’s milk allergy was an absolute nightmare. Upon arrival, we were simply handed a slip of paper and told to write "milk allergy" on it ourselves. Staff never proactively offered allergy-safe alternatives. Every single night at dinner was a huge hassle where we had to ask repeatedly for something she could eat. What arrived was completely inconsistent—one night a lovely chocolate cake, and other nights strange adult desserts with nuts that a child wouldn't touch. On our first night, the ice cream counter staff, guest services, and even the chef flatly refused to source any dairy-free ice cream or sorbet. While they eventually offered vegan cookies at 8 PM, there were virtually no other dairy-free desserts or treats for her anywhere, including at the Kids Club (which only stocked milk ices). Outside of main meals, takeaway savory options around the resort were limited strictly to fruit or regular ice cream.

Service & Communication (2/5) The prevailing theme across the entire resort is that no one offers to do anything—you have to ask for everything at least twice. Buffet waiting staff were consistently inattentive (getting half a glass of water and having to constantly ask for refills), and language barriers made simple requests like ordering morning coffee difficult. Staff felt visibly undertrained and lacking basic resort knowledge; when I asked a front-of-house staff member after breakfast for directions to the spa, she simply replied that she didn't know because she "only works in the restaurant."

Pool and beach service was equally poor. Orders took forever, and most of the time, drinks ordered poolside or at the beach simply never arrived at all, forcing us to get up and walk to the bar ourselves. Special touches mentioned in previous reviews, like cold towels or sunglasses cleaning, were completely non-existent.

Communication via the WhatsApp concierge was equally frustrating. When we requested a reservation at the fish restaurant on our first night, they promised to update us the following day, only to send back a blunt, one-line text saying it was closed—with zero offer to help us rebook for another evening. Furthermore, when a €55 toy we purchased at the hotel shop broke the very next morning, the shopkeeper refused a refund, and the concierge offered zero support to resolve it.

Kids Club (3/5) The Kids Club was decent overall, but it often felt half-closed and lacked attentive upkeep. The soft play area wasn't always open, and the cinema room was only opened once—and only after I specifically asked for it. Combined with a total lack of dairy-free treat options and poor-quality, broken toys (including just one broken doll), it required far too much pushing to get basic access for our children.

Room Condition, Facilities & Safety (2/5) For a 5-star property, room and resort upkeep were well below standard:

In the room: One TV was broken on arrival (requiring follow-up to fix), one bedside reading light didn't work, the curtains were broken, a shelf inside the mini-fridge was snapped, and there was no tissue box or pen provided (only a broken pencil).

Plumbing & Power: The shower leaked water across the entire bathroom floor, the shower temperature was stuck on one setting, and the cold tap ran hot ~90% of the time. The resort also suffered several power cuts during our stay.

Wi-Fi: Painfully weak—capping out at 2 bars at best and dropping constantly.

Resort Facilities & Safety: Multiple lights were out around the property, leaving some public restrooms pitch black with staff unable to fix them. On the beach, we also noticed there was no lifeguard present every time we went down.

Spa Experience (2/5) The massage treatments themselves were very good, but the spa facility itself was in a poor state. There were broken glass panels, dirty windows, a completely drained-out pool in one room, and loud construction noise (drilling right outside while relaxing in the pool in the afternoon). Staff could be seen wandering around looking at their phones rather than attending to guests. No one offered to show us around or invite us to explore the facilities, which were confusingly maze-like and made us feel as if we weren't even supposed to be down there. There were no luxury touches like tea selections offered, and to make matters worse, the moment I sat down post-treatment, a staff member immediately subjected me to a pushy, hard-sell pitch claiming I needed €300 worth of medical massages, which completely ruined any remaining relaxation.

Verdict: Check-in was smooth, the main pool and arcade were great, and the À la Carte dining and massage therapists were high quality. However, the overarching reality of this resort is that you have to ask for everything—from basic water refills and cinema doors being opened, to allergy-safe food and room repairs. Combined with poor facility maintenance, aggressive upselling, and complete indifference toward basic dietary allergy needs, this property falls drastically short of true 5-star hospitality. We would not return or recommend it to families.

Impressive Lobby, but Falling Far Short of a True 5-Star Experience

We are on day 6 of a 7-night stay at Mardan Palace, and it leaves us with mixed feelings. Beyond the opulent and undeniably impressive lobby, the resort is severely lacking in several key areas.

THE POSITIVES:

  • Attentive Poolside Service: The pool staff work hard and bring drinks directly to your lounger. (Note: Serving drinks in glass by the pool seems unsafe—we spoke to other guests who stepped on broken glass.)
  • Great Evening Entertainment: The evening shows were impressive and a real highlight for the children, who thoroughly enjoyed them every night.
  • Dining Highlight: The food at the Turkish a la carte restaurant was genuine quality.

THE NEGATIVES:

  • Room Issues & AC Breakdown: Our initial pool view room had a strong damp, mouldy smell. We asked to switch and were moved to a "land view" room, only to wake up the next morning facing a solid brick wall on the balcony. A third room move left us with faulty air conditioning. Rather than changing to a fourth room, we requested maintenance. Although they supposedly attempted a fix, the room remained unbearably hot every night.
  • Tired and Dilapidated Infrastructure: The resort’s backstory explains its current state. Built in 2009 for a reported $1.4bn, its lavish gold leaf and delicate fixtures require immense ongoing maintenance. After going bankrupt around 2017, the resort sat closed for 18 months—suffering theft, vandalism, and water damage when utilities were cut. Titanic Hotels took on the lease and invested a reported $20m, but it clearly wasn't enough to cover the structural scars. Following a recent operator change, the neglect is obvious: unreplaced lightbulbs, missing lift buttons, cracked and missing pool tiles, peeling paint, and an outdated spa.
  • Underwhelming Food & Upcharges: The main buffet is merely average—you won't starve, but it doesn't feel like luxury dining. Under the all-inclusive package, you receive only one complimentary a la carte meal; subsequent visits require a supplement fee. Beyond the good Turkish restaurant, the aquarium fish restaurant was disappointing.

OVERALL VERDICT: The resort is simply too massive for operators to keep up with maintenance, and walking between the beach, kids’ club, and main building feels endless. Mardan Palace is not a true 5-star resort— it sits somewhere between a 3 and 4-star experience. We’ll put this trip down to experience and choose more carefully next time.

Great time.

Comimg to the end of my time here. I don't have enough time to go into the fine detail, but we have really enjoyed our time here. Our first 'dip' into the 5*+ category and we weren't disappointed. Our room and the property itself was magnificent. Food was very good - particularly the bistro - however the buffet got too busy sometimes. This is a quiet and peaceful hotel. Not a loud busy atmoshpere which might not suit some. The shows were amazing, and they made an effort with their after-parties. The south-african hip-hop/ RNB group were awesome. Hired a sea-cabana for a day. £150. An absolute treat. Managed to negotiate a 20% discount. Arcade was included which was a nice touch. In terms of improvements, the pool bar and theatre bar have slow service. Although we get sent the itinerary each morning, my involvement with the activities was limited. There was no communication othdr than the morning reminder. The organiser of water polo for example showed up, gave out some caps and we were left to sort our own teams out and sort the rules out. This was my biggest gripe..... I think that the hotel could do far more to bring people together in the day. There wasn't much presence in terms of the animation team. This then translated into a weak atmosphere in the evening entertainment IMO. The kids clubs looked great but we didnt use them. All in all, we would stay here again.

Phenomenal vacation

Absolutely phenomenal!! We have been blown away by our two week holiday experience in Mardan. It was absolutely out of this world - topping all previous hotel experiences. The staff were fabulous, enchanting , attentive. Delightful to be around. They became our friends. The cabana service was 10/10 huge shout out to Hassan, to mention everyone’s name id be writing a large review! Hassan made us laugh and was overly attentive throughout our stay. All the staff were fabulous. The waiting staff were delightful. The cleaning staff were like family, trustworthy and attentive. Lining up our shoes and leaving our rooms impeccable. The food was divine. Oysters and crayfish in abundance…dining experiences were simply exquisite, pool was delightful.. all extra activities ( water polo, jump aerobics, football,) were brilliant! The entertainment team knew us by name and went above and beyond to include everyone of any nationality and genuinely make an effort to know you personally. The roller skate crew serving drinks throughout the day deserve to be on the stage!! Super skating tricks as they sped up over the bridge to deliver banana passion mock tails to Our children… superb entertainment daily just from the skate crew!! Enormous thank you to Murak yuksel for informing us daily of the activities, we would wait excitedly for the line up each day. Customer service's were wonderful.
The entertainment was like America has talent! It was breath taking, had us on the edge of our seats. Amazing. The Mykonos evening shows were outstanding! We danced until the early hours. The performances were stunning. We have made such long lasting fabulous memories. We would love to return next summer.
