The Akti Palace hotel is located in the area called Tholari, just 4 km east of Kardamena, 20 km from Kos Town, 10 km from the airport and to a short distance to all attraction areas of Kos Island.
The hotel consists of 15 buildings which are scattered around of 35.000m2 of gardens. It looks like a small modern village with pathways and plazas.
The seafront deluxe modern style facilities and accommodation of 189 units are influenced by Dodecanese style architecture.
Any guest who prefers not to have daily room cleaning, must inform reception staff upon arrival. Our indoor heated pool will remain closed. Activities requiring team sports such as football, basketball, water polo, etc. will be prohibited.
All additional safety measures which will be introduced must be followed by both guests and employees.
Pamper yourself with a visit to the spa, which offers massages, body treatments and facials. If you're looking for recreational opportunities, you'll find outdoor tennis courts, a sauna and a fitness centre. Additional amenities at this property include complimentary wireless Internet access, concierge services and gift shops/newsstands.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
Lovely hotel, we used the spa to have a massage by Peter and Esmeralda which were amazing. Staff were lovely and very professional!
We’ve just returned from our 4th holiday at the Akti Palace and found a considerable improvement over previous visits. The new Beach Bar was a nice surprise! The dinner restaurant is run by Georgos in a quiet and efficient manner. The quality and choice of food had improved, it was always hot and we never had cold plate either, top marks. Most of the time at dinner we had two waitresses M and A , who turned out to be from Albania, and they were excellent, they always found time for a short chat despite being very busy. We did try a little Google Albanian on them, much to their amusement. Our room maid also was Albanian and she too was excellent, our room was spotless from start to finish. She even found time to arrange the sheets/towels in a decorative manner. In the Main bar Maria and Makis did their very best to keep up with the large numbers, occasionally Sandy was drafted in which made a big difference. Top marks to them all. It really needs 3 of them all the time, which would make the table service much better. We light lunched at the pool bar run by Savvas, who runs a great bar. Choice here is more limited but there’s always something suitable, if you want more choice use the main restaurant. One of the waitresses deserves a special mention, Eoanna, who always had a smile and time to chat. Best of luck with your business studies Eoanna! At breakfast there’s the very happy Fatma, who cooked me a lovely omelette virtually every day. All the staff work incredibly hard and we thank them for making our holiday wonderful. We had a great time and have already booked for next year.
Negatives. The bathrooms are tired and need updating, they let the rooms down. For the first 2 holidays there was a beach captain who moved on folks who shouldn’t be there, also they removed towels when folks didn’t turn up. This year it was a free for all; there were even folks without armbands on beds. Our friends witnessed 4 beds with towels on where the owners didn’t turn up all day, totally selfish behaviour. The beach needs a captain!
Negatives beyond the hotels control. The Greek Hotel Tax is a ridiculous amount, it needs to be reduced. They had a terrific storm last winter and the width of the beach reduced by about a third, losing a whole row of umbrellas. Hope they don’t have another storm! Top Tips. Take beach shoes, which will make getting in and out of the sea much easier. When you go for your evening meal, first find a table and sit down, have a chat with your waitress and order your drinks, once they arrive you’re free to go and select your food. Don’t get your food first, then find there’s nowhere to sit.

This was our second time staying at Akti Palace, and once again, it absolutely did not disappoint. I came with my two best girlfriends and, as we all still work full-time, we were looking for somewhere we could properly switch off, relax by the pool, enjoy fabulous food, dress up for dinner, have a few cocktails, and enjoy some great entertainment.

We had such a wonderful time and I want to say a huge thank you to Natella, Christos, Savvas, Fatma on the morning eggs, and the lovely man for the delicious pancakes in the evening!! And, all the other amazing staff whose names my friends and I didn’t manage to remember. You are all so friendly, welcoming and hardworking, and you really do make the experience so very special.
And then there is ,Yiannis – the most amazing DJ ever!** 🎶 What a brilliant atmosphere he creates. And MP2 – you were absolutely brilliant too! We loved every minute. Thank you! xx We danced nearly every single night!
A special mention has to go to Aspasia on reception, who I’m sure will never forget the three of us asking for a taxi to take us approximately 600 metres to the next hotel because we had our heels on! 😂👠 Sometimes girls just have to know their limits!🤣
The restaurant team also deserve a massive thank you. The restaurant manager and all the beautiful waitresses and waiters who looked after us were fantastic. We always chose to sit outside and loved the atmosphere, the food and the wonderful service.
And let’s not forget the 'unsung heroes'– the staff who work tirelessly behind the scenes, keeping everything clean and fresh, including the toilets, which were always spotless. As well as the chefs, gardeners, the room cleaning staff, the pool attendants, the lifeguards and everyone else who helps make the resort run so smoothly. Everything was perfect! xx
We tried to tip as many people as we could because we genuinely felt that everyone deserved recognition. Our appreciation was enormous – and, quite honestly, they absolutely deserved even more! ❤️
Our room was fabulous too, with an upstairs and downstairs, and it was perfectly located close to the pool. It was lovely to have such a comfortable space to come back to after a day of relaxing.
And I have to give a 'huge shout-out to the Asian restaurant experience' – absolutely one of the highlights of our stay. The food and the whole experience were fantastic. We loved the fish restaurant too, but the Asian was definitely our favourite.
What we particularly love about Akti Palace is the 'ambience'. There is something about this place that is difficult to find elsewhere.
For three women in their 60s who still work full-time, being able to come somewhere where we can completely relax during the day, enjoy a book, the pool and sunshine, eat lovely food, then get dressed up and enjoy a beautiful dinner and entertainment in the evening is exactly what we were hoping for.
If we had one tiny niggle – and honestly, it really is only a tiny one – it would be lovely to see the evening dress code encouraged a little more for the men. As we girls love getting dressed up for dinner, seeing the men in long trousers and a collared shirt would just add that extra touch to the evening atmosphere. But this certainly didn't spoil our holiday in any way. The mandolin music in the background was idyllic as we dined. We even enjoyed a wonderful massage at the spa .
And finally… We don't care what anyone says, we loved the ready-mixed cocktails!🍹 What more could three girls ask for?!
