We stayed at this hotel in August 2025 for 2 weeks and to be honest it was a last minute deal which for the low price paid was a pleasant stay. The location was a big positive as we know the Nissi Bay area very well. It is on the outskirts of Ayia Napa but is very close to 3 of the best beaches in Cyprus. It is also close to the Ayia Napa Waterpark and Ayia Napa Marina. The hotel is set back from the main road, as there is an good sized car park at the front of the hotel.
Across the road is Landa Beach which was beautiful, white sand and crystal clear waters while the very similar but larger Makronissos Beach is five minutes walk away on one side and Nissi Beach was barely 10 minutes walk in the opposite direction. There are also a few supermarkets close by if you want to stock up on a few essentials. There is also a mini-market on site though it is more expensive than some of the nearby supermarkets.
The hotel is spread out like the name suggests and has a village feel with small blocks of four apartments, 2 on the ground floor and 2 on the 1st floor and each block is named after a fruit or nut! We had a one bedroom apartment which was basic but reasonable and and met our realistic expectations. Luxurious it is not! But it was clean and spacious and had a decent sized balcony. We did have an issue with our apartment at the beginning of our stay as one of the air conditioning units was leaking so after a polite if not direct conversation with reception were quickly moved to another apartment the following morning!
We stayed on a half board basis and the restaurant was fine with a good sized outdoor terrace overlooking the complex. The breakfast options were very good in truth and the dinner options were more than adequate for the price paid and we certainly did not go hungry! What lets this place down is the rather average service, particularly at breakfast, not very engaging though the evening service was slightly better. I did meet the head chef and he was very approachable and to be fair the food on offer was a good mix which was a positive and to some extent made up for the below par service.
The grounds consisted of a very large and winding pool which was one of the highlights of this hotel with plenty of sunloungers on offer and no need to place towels on them at the crack of dawn, even though some guests still did! There is also a children's pool which had shade which was a thoughtful touch. There are also plenty of open spaces and the grounds was one of the main highlights of the hotel. There is also a tennis court at the back of the complex and a small play area for young children but I wouldn't say it was anything special.
As for entertainment, there was one young woman who provided some daytime activities though the only one our child was really interested in was the water polo. Considering the resources available to this poor woman she did a pretty good job under the circumstances. As a family we are not really interested in evening entertainment but what was on offer was really nothing special though this area needs some serious improvement. There is also a pool table, air hockey table and a few arcades though again these are in desperate need of an upgrade.
In fact the same could be said for the hotel in general, it is in need of improvement and an upgrade in service delivery, quality of the apartments and the facilities on offer. This is indicative of Tsokkos as a hotel group, they simply do not invest enough in their properties. This place has so much potential and with some investment could be so much better though we felt that overall there was not enough here to tempt us back in the future. But on this occasion it was fine but only because of the price paid.

What can i say about this hotel. Arrived late and was given a sandwich no water. We went all inclusive but wish not bothered. Very poor food choices, everyday u get chips rice and veg and 3 choices of mains, 3 choices of salads and afew separate salad choices, 5 puddings which just change colour every day. The coke and lager was good though. Went for a slush one afternoon but thats not included in the all inclusive. Rooms Very basic and dated , we got 3 coat hangers good job I took my own, no kettle even though it says one in the room, no drawers to put clothes in we had to leave them in the suitcase. Only good thing was it wasn't busy so didn't have to get up early for a sunbed. Same playlist every day round the pool. Locals are allowed to come in and use the pool which different bother us until 1 day there was a kids pool party which was fine until 1 of them decided to deposit faeces in the pool which then shut the pool. No signs were put out to say Pool closed and it was left in there for over 15hrs overnight, It was removed and treated but still opened up that morning. Safe to say we went to the beach that day which is just across the road if you want a meal or drink out its a good 20 minute walk, there is a bus outside the hotel which you can catch, it also takes you into ayia napa, we walked it and it was a good 50 minutes. Would I stay here again thats a definite no.
The room is really dirty everywhere is dusty and some of our shampoos were already used..the bedsheets were quite dirty as well..the lunch wasnt that good but the dinner was..the breakfast was poorly made as well .there were many cockroaches almost everywhere..ants went inside our room as well..the room wasnt well at all in general.. but the service was quite good though..nice pool and environment.. except the insects and cockroaches..
Terrible service. If you want to enjoy your trip, do not stay here. It’s expensive and awful.
The hotel has a cockroach infestation. I was moved to two different rooms, and all of them had cockroaches on the walls, in the bathroom, and in the living room.
The water was unavailable for five hours due to technical issues. On two separate mornings, housekeeping opened my door while my partner and I were still asleep. Their solution to the cockroach problem was simply to give me a spray can.
If you’re staying here, ask for your money back and find another place, just like I did.
