The hotel enjoys its unique, prime location as it is situated right on the Sandy Bay beach and is a 20 minutes' walk away from the center of Ayia Napa. Superb Accommodation
Well designed, furbished, and decorated rooms are offered in T. M. Sands. Deluxe inland view, Deluxe side sea view, Deluxe seas view and penthouse rooms with sea view balcony are available. All rooms accommodate up to 3 persons. They are fully air-conditioned with private walk in shower and WC, balcony, satellite smart TV, telephone, hairdryer, mini fridge, safety deposit box, tea and coffee making facilities and mini fridge (some facilities may have extra charge).
Eat and Drink Food and drink have a special meaning in Sands... Main dining room with alfresco sitting area for breakfast and dinner and pool side restaurant for lunch and all-day snacks. Breakfast and dinner are buffet style with live cooking station. Lunch and snacks are served a la carte. Main lobby bar and pool bar are also available for your cold drinks, coffee, beer and of course our special cocktails.

Just spent 2 weeks here in August. Was here back in August 2025 also. Just booked for 2 weeks for August 2027 and upgraded to the penthouse suit. A beautiful hotel couldn't recommend it enough. The staff go out of their way and are so polite and friendly and we also had a complementary bottle of prosecco and a fruit platter for returning for a seconΜd year running. Located right on the beach in a quiet area of Sandy Bay. My husband and I will be returning for many years to come. The hotel is immaculate with cleaners daily and the food is absolutely amazing. Looking forward to our next stay in 2027.
Our 2nd time staying here ,just as good ,nice to see some of the same staff members as last time .lovely hotel and will definitely return again.
Just got back from Cyprus lovely holiday. Small hotel but that is what we like. Staff are really friendly and helpful. Hotel is really clean. Food good. Right on the beach sea very warm. Close to shops and bars.
Right from the start, we were greeted at reception by the ever-so-lovely, wonderful and warm Maria. Her customer service was exceptionally warm and unique. You could say she was like the hotelβs mum π The same can be said of the rest of the staff, who were always on hand throughout our stay. They ensured the tables were kept clean, provided prompt service, and treated each guest with great respect, empathy and a personalised touch. I have particularly fond memories of our wonderful friend Panikos, who showed such great and friendly interest. Thanks to him, weβve grown quite attached to this hotel. Panikos should be given a monthly bonus for such an incredible approach to customer service ;) Then there was Nisha, full of energy, helpful and open. I also remember Nishant, whose positive energy was infectious and always brought a smile to my face. Everyone, absolutely everyone, was empathetic and incredibly kind, always smiling, professional and ready to help with anything.
The hotel looks very stylish, with muted colours; everything is spotlessly clean and well-maintained, and the details are beautifully finished. This creates a lovely sense of visual harmony, and itβs a pleasure to stay there. Itβs very cosy. Everything is impeccably clean, and the rooms are cleaned daily. The atmosphere is peaceful, away from the crowds and hustle and bustle, as if you were removed from the rest of the busy city. In the evenings, you can relax in the poolside bar, surrounded by palm trees and atmospheric music. The view from the Penthouse room is incredible!
I highly recommend this place to anyone looking for a peaceful break, away from the crowds and noise.
The only change Iβd make is to have the air conditioning running a bit stronger in every part of the hotel. At times it was simply too hot and stuffy, and most guests surely expect some relief from the heat as soon as they enter the hotel. However, itβs worth bearing in mind that we were in Cyprus in August, which is the hottest month there. Perhaps in other months this wouldnβt be such an issue.
Location good, hotel offers direct access to sandy bay beach. There are coastal walks to Nissi beach and the harbour. Staff brilliant really helpful. Hishant was outstanding, really attentive and funny. No entertainment in the hotel but lots of bars nearby with evening entertainment. Food was really good with various options daily. Our room was good with a fridge, air con and was cleaned daily. Overall a great holiday no complaints.
