T. M. Sands Beach Hotel is a small and friendly character for Adults only. The hotel enjoys its unique, prime location as it is situated right on the Sandy Bay beach and is a 20 minutes' walk away from the center of Ayia Napa. Superb Accommodation
Well designed, furbished, and decorated rooms are offered in T. M. Sands. Deluxe inland view, Deluxe side sea view, Deluxe seas view and penthouse rooms with sea view balcony are available. All rooms accommodate up to 3 persons. They are fully air-conditioned with private walk in shower and WC, balcony, satellite smart TV, telephone, hairdryer, mini fridge, safety deposit box, tea and coffee making facilities and mini fridge (some facilities may have extra charge).
Eat and Drink Food and drink have a special meaning in Sands... Main dining room with alfresco sitting area for breakfast and dinner and pool side restaurant for lunch and all-day snacks. Breakfast and dinner are buffet style with live cooking station. Lunch and snacks are served a la carte. Main lobby bar and pool bar are also available for your cold drinks, coffee, beer and of course our special cocktails.

Absolutely love this hotel, adults only, small hotel in a fabulous location right on the beach. I had a room on the first floor,very comfortable and cleaned every day. The whole hotel was spotless. The staff were amazing, so so welcoming and friendly, special thanks to Antri in the restaurant, Nisshant and Roman, such great people. I would definitely come back!
Fantastic hotel, very clean, great location and amazing staff. Had a lovely week here. Adults only, nice and quiet, nice clean pool and a lovely safe Sandy bay just a few steps beyond the pool. Great clean facilities all round. Just a 5 minute walk to the next cove where there is an underwater sculpture museum called Musan. Excellent water clarity, a must see. Lots of marine life including turtles. Food was lovely and lots of choice. Best part of the hotel were the staff. All were amazing but a big thankyou to Andri, Nisha, Rabina, Nishant and of course Mr. Lakas. Your smiles and chat made us laugh . So very efficient and such happy people. Can’t wait to see you again soon😃thankyou all.
Perfect location if you love your beaches. Only a short walk to nissi. The staff were always friendly and it was one of the highlights of our stay. Rooms were very clean, maids went in every day with clean towels. Being a smaller hotel I would have liked a bigger choice of foods of an evening. Buts that's just me being fussy and it won't put me off from staying again. We have actually booked for 2027 in August to coincide with our 25th wedding anniversary. Overall its a brilliant hotel and I would highly recommend it to anyone.
What a fantastic 2 weeks we had here. Hotel is decorated lovely, very modern and fresh. Everywhere is spotlessly clean and well maintained. All the staff are excellent, reception, bar and waiting staff all work hard, always have a smile on their face and make you feel very welcome. I'd say 90% of the rooms have a sea view. We had the 'penthouse' room, which was lovely. There's everything you need and the view is beautiful, well worth the upgrade. We had an issue on day 1 with no hot water, this was repaired within 3 hours of reporting which i was impressed with. The food is good, lots of different choices and plentiful. If I'm being picky I'd of liked more salad and cheese options on a lunch but these are personal little preferences. You can also order from the snack menu by the pool for lunch, these were delicious meals and nice change from the buffet. The AI drinks aren't great and are the only thing i would say falls below expected standards. The cocktails are all sickly sweet pre mixed syrups and the spirits are local and don't taste great. But the wine was nice! The poolside is quite cramped, maybe too many beds crammed in as there are no gaps in between them. But that said there is always beds available so that's the trade off i guess! There are lots of shaded cabana beds too. They do provide beach towels but they aren't very big. Toilets are down 2 flights of stairs so less mobile may struggle or need to plan visits! The hotel is literally on the beach... again there are plenty of sunbeds on the beach but you do have to pay extra for these. The sea is lovely, very gentle with sloping shore line. The location was perfect for us. Its about 20 mins stroll into Ayia napa, but within 5 mins of leaving the hotel there are loads of restaurants and shops. The opposite way is to Nissi beach, and again lots of restaurants and shops on the main road. There are some really nice places to eat. Costs are similar to UK costs but the quality and portion sizes are better. You can also walk the coastal path which is beautiful. We used the gym which was very well equipped with treadmills and several weight machines. I'd 100% recommend this hotel and hope to visit again.
